Kill a weak property deal before it steals your week.

A deal can look exciting when the sale price is hopeful, the works quote is light and delays cost nothing. Put those numbers under pressure in five minutes and see what deserves your time.

The five-minute first pass

Find the number doing too much work.

Most weak deals are not hiding complicated maths. They are leaning on one optimistic assumption that has not earned your trust.

01

Write the real numbers

Buy price, works, other costs, buffer and a supported end value.

02

Pressure the deal

Test a lower end value, higher works cost and a delay or holding buffer.

03

Mark the weak evidence

Separate current property-specific proof from estimates and unknowns.

04

Make one first-pass call

Stop, check one missing fact, or continue to deeper due diligence.

Worked example

The headline margin looks useful. Then three ordinary things change.

Illustration only: a $1.42m end value falls 5%, $420k of works rises 10%, and a $15k delay buffer appears. A $130k headline gap falls to about $2k before property-specific advice and unlisted risks.

Happy-number gap$130k
Stressed gap≈ $2k
