The short answer

Do not start with the advert. Start with the decisions the advert cannot fix.

A successful sale needs more than putting a property online. The likely price, sale method, preparation, documents, agent terms, buyer follow-up and the move after settlement all affect the result.

Use the steps below to identify what needs evidence, a quote or professional advice before a deadline starts making choices for you.

Seven steps before launch

How to prepare to sell a house on the Gold Coast.

01

Define the outcome and timing.

Write down why you may sell, the latest workable move date, what must happen next and which risks you cannot carry. If you are buying again, compare both properties and both sets of dates.

02

Start the Queensland disclosure work early.

Most sellers must give buyers the prescribed disclosure statement and certificates before the buyer signs. Ask a Queensland solicitor what applies to your property and keep proof that disclosure was given. Read the seller disclosure guide.

03

Build a price range from comparable sales.

Ask which recent sold properties are genuinely similar, what buyers can choose now and what makes your property better or worse. Test two appraisals with the free Price Promise Checker.

04

Prepare what buyers will notice.

Prioritise safety, function, obvious maintenance, cleanliness and access. Quote optional renovation or styling before assuming the spend will return more. Use the free preparation check.

05

Compare the agent and the appointment.

Compare the plan, buyer strategy, follow-up, reporting, fees and expenses—not only the appraisal. The Queensland Form 6 records the services, commission, costs and appointment terms you agree to.

07

Agree on buyer-response and offer rules.

Know how enquiries, inspections, second visits, contract requests and offers will be reported. Compare price, conditions, deposit, timing and buyer readiness before accepting—not price alone.

21-Day Buyer Boost

See your home’s first 21 days before you choose your agent.

Your home has more than one story. We plan ten different posts across the first three weeks, using videos, photos, carousels and Stories to give buyers more reasons to inspect.

At your property appointment, I’ll show you how we’d bring out the features photos miss and answer the questions buyers ask. It’s one part of your full selling plan.

Common seller questions

What to check before you commit.

What is the first step if I want to sell my house on the Gold Coast?

Start with the outcome and timing you need, then get a current evidence-based price range and list the legal, preparation, finance and next-property decisions that must be resolved before launch.

What documents do I need before selling a property in Queensland?

Most Queensland sellers must prepare a seller disclosure statement and prescribed certificates before a buyer signs the contract. The exact documents depend on the property, so engage a Queensland solicitor early.

Should I renovate before selling?

Not automatically. Fix safety, function and obvious unfinished maintenance first. Compare the full cost and delay of optional work with what likely buyers will value and what competing properties offer.

How do I compare real estate agents?

Compare the price evidence, likely buyers, launch plan, enquiry follow-up, reporting, fees, expenses and appointment terms. A higher appraisal is not proof of a higher sale result.

Should I sell before buying my next property?

Selling first usually gives you clearer sale proceeds and timing. Buying first may secure a rare next property, but only if your finance and fallback plan can carry a longer or lower sale than expected.

Queensland sources checked 19 October 2026: appointing a real estate sales agent and seller disclosure scheme. General property information only. Obtain legal, finance and tax advice for your circumstances.

Before you take the next step

What happens when you get the plan?

What will I receive?

The Gold Coast Property Seller's Plan as a PDF. It covers your reason for selling, pricing, preparation, agent choice, buyer follow-up and the move that comes next.

Do I need to be ready to sell?

No. Use it to check what needs sorting out first. You can prepare, wait or decide the move isn't right for you.

Am I booking an agent by requesting it?

No. Requesting the guide doesn't appoint an agent or commit you to a sale. A personal conversation is a separate step.

Check the important choices before you pay for work, photos or ads.
