New developments in Brisbane and the Sunshine Coast are making the most of planned or newly completed infrastructure, setting up residential centres in exciting new locations.

From riverfront inner-city living to peaceful suburban townhomes, these new projects have something for every demographic.

Solaris

Located in Rochedale in Brisbane’s south, Solaris is a master-planned community of 129 architecturally designed town and terrace homes.

The first phase of the project, which includes 47 homes, is currently on the market.

Floorplans offer three or four bedrooms, a study space, and two-and-a-half bathrooms.

Interiors will feature 2.7-metre-high ceilings, with plenty of natural light and ventilation, open-plan kitchen and living areas, and generous bathrooms and bedrooms.

The project is surrounded by new development, including the newly built Rochedale Town Centre and the Brisbane Metro Eight Mile Plains Station, currently under construction.

The site is also well connected to Brisbane, the Gold Coast and beyond via the Gateway, Pacific and Logan motorways.

Within the private community, there will be a gym, swimming pool and barbecue facilities, along with landscaped parks and recreation zones.

Kinstone Group project manager James Chou said Solaris presented an opportunity for buyers to enter a high-end market.

“A lot of people want to live in this area, but they might not be able to afford the $1.1 million median house price; therefore, we thought that townhomes, priced at around the $620,000 mark, [would be] a good offering,” he said.

The first stage of the project is 60 per cent sold, with significant interest from young professionals and families.

Mr Chou puts it down to a good price and convenient location.

“We’re price-competitive,” he said. “The location makes it stand out. It’s a very unique product and one of the first [like it] in Rochedale.”

Solaris is scheduled for completion around early 2022, and prices start from $589,000.

Seanna Residences

This Sunshine Coast development offers 63 two- and three-bedroom homes, overlooking and with direct access to the picturesque Bokarina Beach.

Around 85 per cent of the homes have been sold, with just three-bedroom apartments still on offer.

Part of a Stockland master-planned community, the project is surrounded by new or soon-to-be-built developments, from other residential projects to a high-performance sports centre and a proposed surf lifesaving facility.

Also nearby is the Sunshine Coast University, public and private hospitals, shopping centres and access to arterial roads and highways.

Amenities within Seanna Residences include surfboard storage, a 900-square-metre pool and recreation deck, a barbecue area and dining and lounge facilities.

Each apartment will also have a beach-facing, private courtyard where residents can dust off their sandy feet before stepping inside.

The ground floor of the project, spanning 800 square metres, has been reserved for a boutique food and beverage retailer.

Director of development at the Clark Group, Mac West, said the project’s sought-after views had been thoroughly integrated into the design.

“We’ve designed the building so that we take full advantage of the northerly aspect as well as the east,” he said.

“North, we’re looking up towards Point Cartright, Mooloolaba. You can see Mount Coolum in the distance and the Sunshine Coast hinterland, and to the south, you’re looking down the beach toward Moffat Beach and Caloundra, and of course you’ve got glimpses to the Glasshouse Mountains and the hinterlands to the west.”

Prices start at $595,000 for a two-bedroom apartment, and $950,000 for a three-bedroom apartment.

The project is due for completion in early 2022.

Seanna Residences is located at the corner of Bokarina Boulevard and Longboard Parade, Bokarina, Queensland.

ONE Bulimba Riverfront

With just a few apartments still available, this riverfront offering has been snapped up by locals and out-of-towners alike.

ONE Bulimba is home to three-bedroom, north-facing apartments and penthouses, each with dramatic view corridors encompassing the Brisbane River, Hamilton Hill and Portside.

In-house amenities include an 18-metre heated lap pool, also with views of the river and beyond.

The project is located in the blue-chip suburb of Bulimba, close to the shopping and dining precincts of Oxford Street and Bretts Wharf, and just a few minutes from the Apollo Road Citycat terminal.

The soon-to-be-developed Bulimba Barracks will also inject new residential and community assets to the area.

Sales executive Tracey Van Dyk said since the project was completed in December 2019, it had been attractive to a range of buyers.

“We have had a variety of demographics, all owner-occupiers, ranging from local professional couples with teen children [to] empty-nesters and retirees, local, interstate and some relocating from abroad,” she said.

“We have seen a significant broadening of buyers following the COVID-19 lockdowns, a propensity for people to work from home and restrictions on international travel – people are planning to ‘holiday at home’ for the next few years.”

Ms Van Dyk said size, luxury and position were major selling points of the project, which last year won the Urban Development Institute of Australia’s award for Medium Density Development.

“It is an absolute rarity to find large, north-facing property on the Brisbane river in a blue-chip location within minutes of amenities and transport options such as bus stops and ferry terminals,” she said.

Prices at ONE Bulimba start at $1.995 million.
