What is Co-Living
Co-living is a new style of housing that provides residents with modern new convenient living. This is done by the provision of a lockable private bedroom and personal ensuite, coupled then with shared living facilities and conveniences eg kitchen, laundry and garaging and outdoor areas. Properties Enrolled as Specialist Disability Accommodation with the NDIS are eligible to have the rent paid by the NDIS for eligible participants offering well above average returns. The Property is managed by a licensed provider, including the sourcing of participants. Each property is different, catering to the demographic of different locations & participant needs. Furnishing is factored in. Participants/NDIS pay normal household costs & utilities.

Mature aged tenants: – There is a significant lack of suitable and friendly and
safe accommodation for this market sector – population of seniors aged above 65
years of age is set to double by 2056 – Over 14% of seniors rent accommodation
– Older women particularly embrace the “secure” accommodation and enjoy the
shared experience whilst feeling safe and secure – widows and widowers also
make up a large number of these potential tenants – Singles: Age group from 33
to 45 is the most popular age group amongst this group They want modern clean

Rental Estimate
We provide you
with rental income estimates which have been supplied by experienced
professionals in residential property management. Income yields vary from 7% to
over 10% gross yield. This is also coupled with a rental guarantee (3 year or 5
year) Indicative rental per room basis: currently for a 3-bedroom home with 3
individual tenants – $220 per room to $280 per room (varies with location/based
on current market rental) Maximum size of house – 3 individual tenants only – 3
individual bedrooms with ensuites. Income streams: For you the investor there
is also added income for you – Solar, the income earned from selling into the
grid is paid to you the investor.
For the Investor
We can supply
Co-living investment opportunities supplying the information on location for
growth potential as well as for tenancy demand, plus the house and land package
coupled with Income estimate. Our management companies for Co-living act as the
property managers taking full control of the leasing procedure making your
investment hassle-free whilst your returns are maximized. Current Management
fees vary between 8% plus GST to 9% plus GST. You do not have add on costs re
your leasing eg photography, advertising for tenants, NO letting fees!
The Co-Living Design
Homes are
designed to feature convenient and useable shared living areas. These homes
feature a “collaborative” culture where residents can share similar interests,
and similar values and look after one another. A resident’s bedroom is their
own personal lockable private space – this is supplied with an individual
private bathroom and wardrobe. In the kitchens tenants have their own lockable
pantry area.
