How To Submit a Development Application

A DA is a formal request for permission to carry out development, called ‘development consent’. Here, we tell you all you need to know to submit your development application successfully.

When is a development application required?

You need to make a development application if you propose to do any of the following:
1• Erect a new building or structure.
2• Erect outbuildings, swimming pools, retaining walls etc (if they do not comply with the standards in council’s Local Approvals Policy).
3• Add to or alter an existing building.
4• Demolish a building.
5• Demolish, damage or alter a building or place that is heritage
6• In some instances, change the use of a building or premises to another use.
7• Subdivide land or strata subdivide a building.
8• In some instances, display an advertising sign.
9• Carry out earthworks, excavation or filling.

 

When is a development application not required?

There are very few types of development that do not require a development application. To find out which developments in your area do not require a DA, contact your local council.

 

How do I prepare a development application?

A development application generally consists of:
• Four (4) copies of an application form*.
• Four (4) copies of plans and drawings of the proposed development*.
• Four (4) copies of a BASIX Certificate*.
• Four (4) copies of a Statement of Environmental Effects*.
• An assessment fee.

 

Note: Only two (2) copies are required for single dwellings/additions.
*Most local councils produce a DA Guide, which explains how to prepare each of the above components of a development application.
